Share/Asset choice Shares can be accepted as part of the original or subsequent premiums. We will sell the shares and invest the proceeds in your portfolio. Charging choice Reserve has no pre-set charging structure. Instead, each investor is given a Personalised Charging Structure. This reflects the unique set of charges which the investor has selected from the options made available in the charges menu.
Management choice Reserve is available on a discretionary-managed or non-discretionary managed basis.
Currency choice Investors can pay investments in any freely convertible currency. Valuations can be given in Sterling, US Dollars, Euro, Hong Kong Dollars or Swedish Krona.

Intuitive Mortgage Services, LP (IMS)

The founder and President of IMS, Jeff Kleiner, started his own mortgage banking firm at age 25 and over ten years grew it to one of the largest mortgage firms in the Midwest before merging it with Cherry Creek Mortgage out of Greenwood Village, Colorado in March of 2005. Over those years of originating loans and helping many first time home buyers and credit challenged applicants, he noticed there were numerous renters with a down payment, very steady income, and the desire to own their own home who could not qualify for conventional financing but certainly deserved the chance to buy. Being very selective, Jeff offered several customers in this situation the opportunity to choose any home that was listed for sale and bought that home for them to live in and rent until they could qualify for a loan on their own. In this way, they could move in knowing the home would soon be in their name while immediately having the ability to have pets, fix up the property the way they wanted, and most importantly, lock into a future price at that day's appreciation level. Soon, in the same fashion, he added a line of small mortgage products to complete purchases where the borrower was just short of funds or credit.

He and his company spent great time in educating and helping these potential home owners fix their credit and understand the workings of credit scores, simple interest, and how to get to the point of not only qualifying for a home loan, but qualifying for the best rates available in home loans, credit cards, and car loans. That was the birth of the "Home Path" education structure and what has now become the sole focus of IMS. Together, our portfolio home loans and our "RTO" (Rent to Own) program help customers all over Wisconsin get into homes now so they can take advantage of home ownership including tax deductions, their own garage, basement or yard, and the feeling of security knowing that they won't have to move the next time their lease is up.

The Investment Objectives are to:

  • Provide capitalization for collateralized 2nd mortgages to single-family residential (no commercial, condos, town homes, or multi-family) home owners in the US (these small purchase-money 2nd mortgages close simultaneously with a 1st mortgage). IMS is very particular when it comes to the type of borrower we help. Besides a minimum 5% down payment and consistent, stable income, our borrowers must exhibit a strong sense of willingness and motivation to show they are serious about repariring their credit and doing the things ncessary to own a home. Unlike unsecured loans, these mortgage-backed securities ensure that in the event of a bankruptcy, the borrower must re-affirm and keep our loan if he/she wants to remain in the property...keeping our terms intact.

  • In addition, there is a hedge for inflation in that real estate appreciation levels have averaged over 11% in the US over the last decade, enhancing our equity position each year. Finally, the Mortgage Fund is divested over many small loans. This diversification greatly reduces the Fund's risk from individual loan defaults.

Our mandatory "Home Path" credit counseling program requires each borrower to complete our workbook full of exercises and disclosures that no other lender requires. Activities include designing and affirming a household budget, learning how credit scores work and what it takes to raise them to a higher level, understanding debt ratios, and how simple interest works for mortgage loans. No other bank or financial institution spends the time, energy, and resourses IMS does in ensuring our borrower's process to financial well-being.

Inland Western Real Estate Investment Trust 

A real estate investment trust (REIT) is a corporation or business trust that combines the capital of many stockholders to acquire properties.  Stockholders of the Company may benefit from the Company's ownership of multiple properties under professional management.  A corporation or trust that qualifies as a REIT generally does not pay federal corporate income tax to the Internal Revenue Service.  This unique feature is one of the most attractive aspects of a REIT.  This means that REIT income can be distributed to stockholders without double taxation at the corporate and stockholder levels.  A REIT must distribute to stockholders at least 90% of its taxable income.

Inland Western, a real estate investment trust (REIT), was formed in March 2003.  Inland Western intends to acquire and manage a diversified portfolio of real estate, primarily improved for use as retail establishments, principally multi-tenant shopping centers. Its portfolio will consist predominantly of grocery and discount anchored retail, including net lease retail. 
  
Inland Western intends to acquire retail centers located primarily in states west of the Mississippi River in the United States. It believes the Western states offer attractive acquisition opportunities, based on the strong demographics and employment trends of that region. Statistics excerpted from 2002 MSA Profile, Metropolitan Area Projections to 2025, a publication of Woods & Poole Economics, Inc. indicate that the Western Region, consisting of the Southwest, Rocky Mountain and Far West states, is projected to experience the most growth of any region of the country over the next 25 years. The Western Region is forecast to lead the nation in the rate of employment growth and experience population growth well ahead of the national average. 

The investment objectives are to:

  • Provide monthly cash distributions to stockholders. Distributions may be in amounts that exceed Inland Western's taxable income due to the non-cash nature of depreciation expense and, to such extent, will constitute a tax-deferred return of capital, but in no event less than 90% of its taxable income;

  • Provide a hedge against inflation, by entering into leases which contain clauses for scheduled rent escalations or participation in the growth of tenant sales, permitting it to increase distributions and realize capital appreciation; and • Preserve stockholders’ capital. Inland Western is an infinite-life Maryland REIT. The advisor to Inland Western, which conducts its day-to-day business, is Inland Western Retail Advisory Services, Inc. The advisor is a wholly-owned subsidiary of Inland Real Estate Investment Corporation (“Inland Investments”).

Investment programs sponsored by Inland Investments own more than 60 million square feet of retail and commercial property nationwide. During the past ten years, Inland Investments has sponsored two other REITs (in addition to Inland Western), two private placement mortgage and note programs, and seventeen real estate exchange private placement offerings, which together have raised in excess of $2.9 billion from more than 77,000 investors. 

The Offering
Inland Western is currently offering for sale a maximum of 250,000,000 shares priced at $10 per share ($2.5 billion).  Net proceeds of the offering will be used to purchase properties.

Share Repurchase Program

The common stock is not currently listed or traded on an exchange and cannot be readily sold.  Those desiring to liquidate their investment, subject to a mimimum one-year holding period, may sell shares back to Inland Western at a price of $9.25 per share;  two years from the purchase date at $9.50 per share;  three years from the purchase date at $9.75 per share;  and four years from the purchase date at the greater of $10 per share or a price equal to ten times  "funds available distribution" per weighted average share outstanding for the prior calendar year.
